St. John Arcadia Building C is a single-story, flex-industrial warehouse building located in Frederick County, Maryland. It will be the first building constructed in an industrial masterplan for flex-industrial building types for St. John Properties in this area. With 32’ clear height and bay spacing of 52’x50’ typical, it is optimally laid out for high-pile racking or general open storage for any future tenant. Utility layout is efficient in its configuration providing as much rentable area as was obtainable. With six potential tenant glazed entries and skylights in each bay, natural light is provided throughout the entire warehouse space. Although the building is a modest 111,200 square feet in gross area, the expansive and efficient building footprint allows flexibility for many user types. With such a high clear height and potentially small tenants, mezzanine construction is definitely a possibility for greater tenant operation options.
