INOVA Flex is a 71,172-sf, 18’ clear, office/warehouse located in Centennial, Colorado. This facility was designed for maximum flexibility. Tenant options during design were anticipated to be up to 80% office fit-out with minimal loading. Due to the speculative nature of this building, compounded with market conditions in this area, knockout panels were designed in to the dock side that could incorporate both 9’ X 10’ dock high doors as well as 12’ X 14’ drive-in access doors and oversize 22’ X 14’ access doors all within the same panel. Two entire sides of the structure are wrapped in 10’ storefront with additional clearstory and form liner that mark the 4 designated entries to the office portion of the building. With core/shell cost around $83/sf this property sold for $226/sf in December 2018.
