United Properties is planning 850,000 square feet of new industrial development at Enterprise Business Center.

United Properties has leased 500,000 square feet of industrial space to Beverage Distributors Co. LLC in what it calls one of Denver’s largest-ever industrial leases, and has purchased 45 acres of land in Stapleton to build even more industrial product.

Beverage Distributors has pre-leased 70 percent of one of the new buildings Minneapolis-based United Properties is planning at Interstate 70 and Havana Street.

“This is one of the largest industrial leases ever signed in Denver, and in our portfolio of properties,” said Kevin Kelley, vice president at United Properties.
The new development will begin with two buildings that will commence construction in September. A 646,000-square-foot bulk distribution building will house Beverage Distributors Co. after its completion in the first quarter of 2017, and a 157,000-square-foot flex building will be complete in second quarter 2016.

In total, an additional 850,000 square feet will be built at Enterprise Business Center in Stapleton, United Properties said Monday, bringing the total square footage in the Enterprise Business Center to more than 2 million.
Beverage Distributors Co., a subsidiary of Charmer Sunbelt, is consolidating its operations from three buildings currently located in Aurora to one facility in the Enterprise Business Center. The company is a distributor of beer, wine and spirits and employs 600 people.

“We are thrilled to be in the position to consolidate our operations into this new facility,” said Beverage Distributors president and CEO Joseph Marotta. “This is the culmination of the hard work of all of our associates over the past 40 years here in Colorado. This new facility will serve our business, our supplier partners and our customers for the next 20 years and beyond.”

Commercial real estate firm Newmark Grubb Knight Frank represented Beverage Distributors in the lease and handles other leasing for the Enterprise Business Center. Powers Brown Architecture and general contractor Murray & Stafford Inc. will complete the construction.

United Properties began construction on the Enterprise Business Center in 2013 and completed buildings total nearly 1.2 million square feet that are 90 percent lease.
