A new industrial park in Missouri City has landed its first tenant.
Tire Universe leased 42,430 square feet — including 1,400 square feet for office space — at Gateway Southwest Industrial Park. The tire distributor, which has three existing locations in northwest Houston, Dallas and California, will occupy about one-third of the park’s first building.
Joint venture partners San Antonio-based USAA Real Estate Co. and Illinois-based Conor Commercial Real Estate, a member of The McShane Cos., announced plans in December 2014 to develop Gateway Southwest on 36 acres at the interchange of Beltway 8 and U.S. 90 Alternate.
Phase I includes Building 1, a 131,560-square-foot, front-load facility with 28 dock doors, and Building 2, a 217,440-square-foot cross-dock facility with 66 dock doors. Phase II will offer build-to-suit opportunities up to 176,800 square feet. The developers hired Dallas-based Cadence McShane Construction Co. and Houston-based Powers Brown Architecture to provide design-build construction services for the project.
Sandy Kee of Kee Commercial Realty represented Tire Universe in its lease, and Ed Bane and Jon Michael of Bridge Commercial Real Estate, the park’s exclusive marketing agents, represented the developers.
