Stream Realty Partners broke ground on its 300-acre Empire West Business Park in Brookshire, adding another option for e-commerce tenants aiming to distribute products to consumers in Houston and other Texas cities.
The development, located 30 miles west of Houston near the Amazon, Costco, Igloo Products and Rooms To Go facilities, is expected to deliver the first three buildings, totaling 1 million square feet, in spring of 2021. Sitework, including detention, roads, wastewater and water services is underway at the site, which has nearly one mile of frontage along Interstate 10 and U.S. 90 just west of Woods Road.
The development, located in Waller County, can accommodate built-to-suit deals and offers land for sale to corporate users. Both county and city economic incentives are available for companies choosing to locate there.
Rosenberger Construction is the general contractor for Phase I. Powers Brown Architecture provided architectural design. Engineering companies working on the project include BGE Inc., LJB Inc. and Cope Engineering.
