Investment & Development Ventures building 716K-SF industrial park in Katy

A new industrial development is going up south of Interstate 10 in Katy, on a site next to a future build-to-rent community in the Anserra Trails of Katy community. Houston-based Investment & Development Ventures LLC is developing Anserra Business Park, the two-building industrial project. It broke ground last May and is expected to be completed in July, said Jim Foreman, vice chairman of Cushman & Wakefield, who is marketing the project.

Houston-based Powers Brown Architecture designed the business park.

The park's 205,920-square-foot front-load building features 32-foot clear height and 220-foot building depth. It also has parking
for 182 cars and 56 trailers. The 510,000-square-foot cross-dock warehouse has 36-foot clear height and 500-foot building depth. It has 254 car parking spots and 123 spots for trailers. Both buildings will have 4,370 square feet of spec office space.

IDV purchased the 21.5 acres in 2021. Dhanani Private Equity Group CEO Nick Dhanani told the Houston Business Journal that
this tract is among several totaling 100 acres his company owned along I-10. The company sold the tract next to a Camping World
to IDV and is selling another I-10-fronting tract to a Doggett dealership, Dhanani said. Dhanani is keeping the remaining land to develop a 318-unit apartment building and a 15-acre build-to-rent community. About 3.5 acres is reserved for retail development, he said.
