Hanover Starts New Industrial Project: The Houston Deal Sheet
Hanover Industrial, a division of Houston-based multifamily developer and manager Hanover Co., broke ground on a 254K SF industrial facility in North Houston with capital partner Pearlmark Real Estate.
Ella 45 is on 19 acres at 14410 Ella Blvd., just west of Interstate 45 at the intersection with Kuykendahl Road. The Class-A building will have 36-foot clear heights and a front-load configuration.
Hanover started its first industrial project in Round Rock last year.
For Ella 45, Hanover tapped Powers Brown Architecture as the project architect and Kimley-Horn as the civil engineer. Deal partners include Faron Wiley, Billy Gold, Charles Herold and Jett Bush at CBRE. Construction on Ella 45 is projected to be completed by the second quarter of 2026.
