  • Etkin Johnson Completes First Phase of EDGE 470

Etkin Johnson has completed Phase I of EDGE 470, a new 364,474-square-foot Class A industrial/flex campus located on 32 acres near E-470 and Chambers Road in Parker. The Phase I includes two approximately 80,000-square-foot buildings on 12.8 acres.

“Southeast Denver attracts high-caliber companies looking to tap into an educated workforce and lower cost of living,” said Ryan Good, executive vice president and partner at Etkin Johnson. “Our vision for EDGE 470 was to design an industrial/flex campus that gives tenants a competitive edge in the market. You won’t find a more visible or accessible location in the area.”

Situated directly north of E-470, the state-of-the-art campus was designed to give tenants a competitive edge in the market with prominent tenant signage available on the building, 24-foot clear ceilings, 10-foot glass lines around three sides, and various additional features.

Industrial/flex demand remains strong in the Denver metro area, which just saw its 41st consecutive quarter of positive net absorption in the sector. Over the last decade, Denver’s southeast market has attracted dozens of

companies, due to its affordable cost of living, highly educated workforce and connectivity to an expanding transit infrastructure. Prominent companies in the area include Charles Schwab, Liberty Media, Arrow Electronics and Sierra Nevada Corporation.

Additional project partners on EDGE 470 include Alcorn Construction and Powers Brown Architecture.
