Dallas developer assembles 37-acre site for spec industrial project near Willowbrook Mall

Constellation Real Estate Partners is developing another industrial property in northwest Houston, this time near Willowbrook Mall.
The Dallas-based company expects to break ground in July on Constellation Mills Road, which will include two speculative distribution warehouses totaling 422,452 square feet, pending permit approvals.
The development will consist of a 334,447-square-foot cross-dock building and an 88,005-square-foot front-loading building with 32- to 36-foot clear heights, 268 car parking spaces and 91 trailer spaces on 37 acres across the road from the Willowbrook Plaza shopping center.
The buildings will have 8175 and 8225 Mills Road as their addresses and are just off state Highway 249 and less than 2 miles from Beltway 8. Constellation hopes to complete the Powers Brown Architecture-designed project in the second quarter of 2027. It has not yet selected a general contractor.
