Merritt Properties is planning an 860,000-square-foot warehouse in Harford County, adding to the region’s growing industrial market.
The building will be the first at the new 98-acre Tower Logistics Center at 1225 S. Philadelphia Blvd. in Perryman off Route 40. Development of the warehouse with more than 150 dock bays, four drive-in doors and 200 trailer parking spaces, will begin in the fall.
Leasing for the facility is underway, said Noelle Hewitt, a spokeswoman for Baltimore-based Merritt. Bill Pellington and Jon Casella of CBRE’s Baltimore office have been hired as brokers.
The large warehouse is expected to be completed in late 2020 and will add to the growing industrial market in the suburban Baltimore area.
The vacancy rate for industrial properties in Harford County has been 2 percent since 2017, according to Merritt. Procter & Gamble, Sephora, Clorox and Pier 1 Imports are tenants in warehouse space near the proposed Tower Logistics Center site located near Interstate 95.
“Increased economic growth in our industrial sector has ignited workforce development and capital investment in Harford County,” said Len Parrish, the county’s economic development director. “Merritt’s development of the e-commerce Tower Logistics Center will immediately benefit from our skilled and ready workforce.”
Hewitt said that development will be managed by Merritt ConstructionServices. Powers Brown Architecture is designing the warehouse and Morris & Ritchie Associates, Inc. has been hired for civil engineering of the development.
“With limited land opportunities and vacancies at historical lows, we are confident that Tower Logistics Center will garner the attention of industrial users looking to locate to the robust Harford County industrial market,” said Bobby Lanigan, an executive with Merritt Properties, in a statement.
Merritt has more than 16 million square feet of Class A warehouse, office, flex and retail space in the Baltimore and Washington, D.C. metro area.
