Construction crews have begun work on a 19-acre industrial complex in Humble.

The two-building development, dubbed Parc 59, will offer tenants a total of 279,500 square feet of Class A warehouse space near George Bush Intercontinental Airport.

Plans call for an 82,800-square-foot, rear-load building known as Building A to be built at 7159 Rankin Road. Building B will be much larger, offering tenants 196,700 square feet of space and cross-docking capabilities. Building B will be located at 7259 Rankin Road.
 
Both buildings will come equipped with amenities that include 28-foot and 32-foot clear heights, 130-foot and 180-foot shared truck courts, ESFR sprinklers and substantial trailer parking.

The project is scheduled to be completed in June 2020.

The project is a joint effort between Dallas-based developer Jackson-Shaw and its equity partner, Thackeray Partners, which is also based in Dallas.

The two firms purchased the two parcels along Rankin Road where Parc 59 will be located earlier this year, according to Harris County Appraisal District records. The two parcels had a combined value of $2.1 million as of Jan. 1, according to HCAD.

Dallas-based Cadence McShane Construction is serving as general contractor for the Parc 59 project, with Houston-based Powers Brown Architecture as the project’s architect, Houston-based WGA Consulting Engineers as the civil engineering firm and Dallas-based Comerica as construction financier. Jason Dillee and Nathan Wynne of CBRE are managing the leasing assignment for the development.

Parc 59 is the second industrial development Jackson-Shaw has undertaken in the area.

In March, the developer completed construction on a nearby three-building industrial campus. That project, known as Parc Air 59, consists of a 160,000-square-foot cross-dock building and two 80,000-square-foot buildings. All three properties offer either 28-foot or 32-foot clear height ceilings, shared truck courts and more.

Elsewhere, a 479,806-square-foot warehouse designed to serve as a distribution center near northwest Houston recently sold for an undisclosed amount. The Class A building was purchased by Dallas-based Sealy & Co., a commercial real estate investment and operating company. It was previously owned by Broad Ocean Motors, which will remain in the building as a tenant.

The warehouse is located at 18140 Kickapoo Road in Hockley, just beyond the newly created intersection of U.S. Highway 290 and the Grand Parkway.
